2. Hypothetical Projections, Not Predictions

All calculations, projections, scenarios, and analyses generated by HomeFastCalc.com are entirely hypothetical. They are computed from the inputs you provide (purchase price, expected rent, operating expenses, financing assumptions, holding period, etc.) combined with publicly available economic data such as treasury yields and mortgage rate indices.

The accuracy of every output depends entirely on the accuracy of your inputs. Garbage in, garbage out if your rent assumption is wrong by $200/month, every cash flow, cap rate, and IRR projection in your report is wrong. The Service cannot validate your inputs against real-world rental comps, real-world expense patterns, or real-world market conditions for the specific property you are analyzing.

Past performance does not guarantee future results. Historical appreciation rates, rental yields, and interest rate trends do not predict future appreciation, rents, or rates.

Real estate investing involves substantial risk, including:

HomeFastCalc.com displays publicly available economic indicators sourced from the Federal Reserve Economic Data (FRED) API, including treasury yields and mortgage rate series. FRED is a public data service operated by the Federal Reserve Bank of St. Louis. FRED data is not real-time; it is updated on the schedule published by FRED, which can lag market conditions by hours, days, or longer.

Address verification is performed via Smarty (smartystreets.com) and LocationIQ (locationiq.com). These services validate that an address exists; they do NOT verify property ownership, condition, zoning, occupancy status, or value.

The Service does NOT integrate any artificial intelligence, large language model, or machine learning service. All outputs are deterministic calculations from your inputs there is no AI-generated commentary, no AI-generated valuation, and no AI-generated market analysis.

5. Verify Independently

Before making any real estate, financial, or investment decision based on a HomeFastCalc.com report, you MUST:

  • Independently verify every input (price, rent, taxes, insurance, HOA, vacancy assumptions, repair budget) against primary sources or licensed professionals
  • Verify rent assumptions against actual rental comps in the specific neighborhood (not city-level averages)
  • Verify expense assumptions against actual operating data from a comparable property or from the seller's actual historical records
  • Verify financing terms with a licensed mortgage broker or direct lender quote not estimated rate ranges
  • Verify property condition through a licensed inspector
  • Verify legal and tax implications with a licensed real estate attorney and a licensed CPA in your jurisdiction
