Privacy Policy

1. Introduction

NestCalc.ai LLC dba HomeFastCalc.com ("HomeFastCalc.com," "we," "us," or "our") is a Wyoming limited liability company. We operate HomeFastCalc.com (the "Service"), a property analysis tool.

This Privacy Policy explains what we collect, what we don't collect, and how the data that flows through the Service is handled.

2. The Short Version

• We do not require an account, login, or sign-up to use the Service.
• The property details you enter — address, price, rent, and similar inputs — are used to compute your results and render any PDF report you request, and are not stored on our servers.
• We do not use tracking cookies or cross-site tracking.
• We collect your email address only if you request a PDF report or sign up for our optional newsletter. You can ask us to delete it at any time.
• We do not sell or rent information that identifies you.

3. What We Collect

3.1 Property Inputs

When you use the calculator, you enter a property address, price, expected rent, and other deal parameters. These inputs are used to compute your investment metrics and to render any PDF report you request, and are processed transiently for those purposes only — we do not store them on our servers. Your inputs persist only on your own device (see Section 6) so the app can restore your work.

3.2 Address Verification

To validate the property address you enter, we send the address to two third-party geocoding providers:

• Smarty (smartystreets.com) — receives the address for verification.
• LocationIQ (locationiq.com) — receives address fragments for typeahead autocomplete suggestions.

These providers receive the address only. They do not receive your IP address from us, and we do not link the address to any user identity (because there is no user account).

3.3 Email Address

If you request a PDF report, we collect your email address to send it. If you sign up for our newsletter, we also collect a one-way hashed version of your IP address (used solely to deduplicate signups; the original IP is never stored), the page where you signed up, and your browser's user-agent string. This information is stored in our database and used to deliver the report and/or newsletter. You can unsubscribe at any time via the link in any newsletter email, and you can delete your email and associated data at any time through the in-app Delete My Data option, the Delete My Data page on our website, or by contacting support@nestcalc.ai.

4. What We Do Not Collect

• We do not require an account or login.
• We do not use tracking cookies.
• We do not run cross-site tracking pixels.
• We do not use session recording or heatmap tools.
• We do not sell or rent information that identifies you.
• We do not share information that identifies you with AI services.

5. Third-Party Services

The Service integrates with the following third parties. Each operates under its own privacy policy.

• Smarty (smartystreets.com) — Address verification. Receives addresses entered into the calculator.
• LocationIQ (locationiq.com) — Autocomplete typeahead. Receives partial address strings.
• FRED (Federal Reserve Economic Data, fred.stlouisfed.org) — Treasury yield and mortgage rate data. Receives generic economic-indicator queries from our backend; receives no personal data and no property data.
• Brevo (brevo.com) — Email delivery. Receives your email address ONLY if you subscribe to the newsletter.
• Supabase (supabase.com) — Database. Stores subscriber email records only — never property inputs.
• Netlify (netlify.com) — Web hosting.

6. Browser Local Storage

The Service uses browser local storage and session storage to preserve form state during a session (so you don't lose your inputs if you navigate within the app or refresh). This data lives in your own browser and is never transmitted to our servers. Clearing your browser storage will remove it.

7. Data Retention

• Property inputs: not stored on our servers. They are processed transiently to compute your results and render any PDF report you request, and persist only on your own device.
• Subscriber email: retained until you unsubscribe (newsletter) or request deletion.

8. Your Rights

You may at any time:

• Unsubscribe from the newsletter via the link in any newsletter email.
• Request deletion of your newsletter record by emailing support@nestcalc.ai.
• Request a copy of any data we hold about you (limited in practice to your newsletter record, since no other personal data is stored).

We honor verified requests within a reasonable time. If you are a California resident or in the EU/UK, we will honor CCPA and GDPR access and deletion rights on best-effort basis through support@nestcalc.ai.

9. Deleting Your Data

You can delete the personal data we hold about you at any time, in either of two ways:

• In the app: open the Learn tab, tap "Privacy & Data," then "Delete My Data." This removes your email address and any saved analysis records.
• By email: send a deletion request to support@nestcalc.ai and we will remove your records.

We retain only what is needed to deliver the analysis or PDF report you requested, and we never sell your data.

10. Children

The Service is not directed to individuals under the age of 18. We do not knowingly collect personal information from minors. If you believe we have inadvertently collected such information, contact support@nestcalc.ai and we will delete it.

11. Changes to This Policy

We may update this Privacy Policy from time to time. The "Last Updated" date at the top of this page reflects the most recent revision. Material changes will be communicated through the Service's homepage or via email to newsletter subscribers.
