By accessing or using HomeFastCalc.com (the "Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Service.
The Service is operated by NestCalc.ai LLC dba HomeFastCalc.com ("HomeFastCalc.com," "we," "us," or "our"), a Wyoming limited liability company.
HomeFastCalc.com is a free property analysis tool. You enter a property address, purchase price, and expected rent; the Service calculates investment metrics (cash flow, cap rate, cash-on-cash return, IRR, DSCR) and renders a 3-page summary that can be downloaded as a PDF report.
The Service is free to use. There are no payments of any kind — no fees, no subscriptions, no recurring charges, and no paid tiers. There are no user accounts; the Service is used anonymously. An email address is required only if you choose to have a PDF report sent to you, or if you sign up for our optional newsletter.
The Service does not require account creation, sign-up, or login to use. Calculations and analyses are session-scoped to your browser. We do not store your property inputs on our servers.

The Service — including all text, calculations, methodology, code, charts, branding, and design — is the exclusive property of NestCalc.ai LLC dba HomeFastCalc.com. PDF reports you generate contain your inputs and our proprietary analysis layout; you may share individual reports with your own counterparties (lenders, agents, partners) but you may not redistribute the PDF format, methodology, or branding as your own work product.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED.
HomeFastCalc.com is NOT a financial advisor, real estate agent, mortgage broker, attorney, accountant, or licensed professional of any kind. The Service does not provide investment, tax, legal, or financial advice. All outputs are estimates for educational and informational purposes only.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOMEFASTCALC.COM SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SERVICE, INCLUDING BUT NOT LIMITED TO LOST PROFITS, LOST INVESTMENTS, MISSED DEALS, OR ANY DECISION MADE IN RELIANCE ON THE SERVICE'S OUTPUTS.
Our total aggregate liability to you for any claim arising from or relating to the Service shall not exceed one hundred U.S. dollars (USD 100), or the maximum amount permitted by applicable law if that amount is lower.
You agree to indemnify and hold harmless NestCalc.ai LLC dba HomeFastCalc.com, its members, employees, contractors, and affiliates from any claims, damages, or expenses arising from your use of the Service or your violation of these Terms.
These Terms are governed by the laws of the State of Wyoming, without regard to conflict of law principles.
Any dispute arising from or relating to these Terms or the Service shall be resolved by binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules. You waive any right to participate in a class, collective, or representative action.
We may suspend or discontinue the Service, in whole or in part, at any time without notice. We may also block access from any user who violates these Terms.
You may stop using the Service at any time. If you have subscribed to the newsletter, you may unsubscribe via the link in any newsletter email or by contacting support@nestcalc.ai.
We may update these Terms from time to time. The "Last Updated" date at the top of this page reflects the most recent revision. Continued use of the Service after a change constitutes acceptance of the revised Terms.
